The Arrival

A boutique escape, six hundred metres from the sea.

Blue Breeze is a design-led maisonette within the new Avaton Complex on the Sithonia peninsula — the quieter, greener of Chalkidiki's three fingers, now under construction. Two levels, two bedrooms, two bathrooms, and two balconies that open to the Toroneos Gulf and the sunset behind Mount Olympus.

This is not an apartment rental. It is a single, considered residence — designed to be arrived at, not merely booked.

The Location

Nikiti — the heart of Sithonia.

One of Northern Greece's best-loved coastal towns, Nikiti pairs a genuine year-round community with clear turquoise water, pine forest and long, uncrowded beaches. Everything you need is a short stroll away — and Thessaloniki's international airport is an easy drive.

Insider tip — June and September bring warm sea and quiet lanes: the loveliest, calmest time to visit.

"From the balcony, the Toroneos Gulf runs to the horizon — and every clear evening the sun sets behind Mount Olympus."

The Beaches

Seven beaches, and which one suits whom.

Most beach guides say the same thing: crystal-clear water, fine sand, paradise. None of that helps you decide which beach to take a two-year-old to. This one is sorted differently — shallow entry, shade, parking, wind, and the limitations nobody else writes down.

The one decision to make in the morning

Noticeable north wind
The Meltemi pushing in from the north or north-east.
West coast
Calm weather
Little wind, flat water already by mid-morning.
East coast

In high summer the Aegean has the Meltemi, strongest in July and August. It picks up late in the morning, peaks in the early afternoon and drops away towards evening. With small children the rule holds either way: go in the morning, before the wind arrives.

Drag or swipe through the beaches

01West coast · about 4–5 km

Ai Giannis

The closest one with character

A long beach of roughly half a kilometre to a kilometre, sandy, with a gently shelving entry. Walk on from the main access point and you have plenty of space to yourself. It is big enough that it rarely feels crowded.

Two things to know first. The entry is mostly sand, with rocks in the water along only a few stretches. And a large part of the beach now belongs to a hotel resort; the western section stays public, but don't count on a beach bar, showers or toilets.

02West coast · about 5–7 km

Kalogria

The best first day

If only one beach could make this list, it would be Kalogria. It combines three things that rarely come together: fine sand with a very long, gently shelving shallow zone, proper supply in beach bars and a canteen, and pines that reach almost to the sand — natural shade right next to the organised stretch.

Parking is the weak point. Free but unsurfaced space along the narrow coast road and on the rises above the beach. In high season everything is taken by mid-morning — come early if you want to arrive relaxed.

03West coast · about 7–8 km

Spathies

For the day when nobody should be there

Two bays: a small lagoon of some fifty metres, sheltered by cliffs on three sides and therefore very calm, with one large tree for shade. Next to it a larger bay of around two hundred metres that is almost always empty. Pines to the edge.

There is nothing here. No sunbeds, no toilets, no kiosk. Water, food, a parasol and water shoes belong in the car, or the afternoon will be short. Parking is in the lay-bys along the road, and they fill quickly.

04West coast · about 13–14 km

Lagomandra

When it should simply be easy

The comfortable one: over a kilometre long, divided by a rocky cape, fully equipped with sunbeds, a beach bar, showers, toilets and changing cabins, plus pines for natural shade. The water shelves gently in the middle section and drops away faster towards both ends.

One of the very few beaches on Sithonia with its own, largely shaded car park — the address for anyone who would rather not get up at eight.

05East coast · about 17 km

Karydi

The famous one, with one condition

The postcard beach: white fine sand, large rounded granite boulders in shallow water, pine forest right down to the sand. The shallow zone is exceptionally long and the water usually calm and warm. For small children it is hard to beat.

Go early. Parking is on sandy tracks through the pines, and from around nine there is nothing left. Toilets are only in the restaurant by the car park; there are no showers or changing cabins at the beach.

Nikiti Beach

The one you end the day on

Three kilometres long and walkable from Blue Breeze. The marina divides it: lively by the village, with a promenade, bars and water sports; distinctly quieter and more natural beyond. The entry is mostly sandy and shelves gradually.

Not the most spectacular beach on the peninsula — but late in the afternoon, when the children are tired and nobody wants to get back in the car, it is exactly the right one.

Trani Ammouda

The fallback that always works

Very long, very wide, fine sand, organised with sunbeds and water sports. Even in August it never feels full. And it has what is otherwise scarce here: straightforward parking. When the west coast overflows, this is where you go.

Two honest limitations: there is no natural shade — rent a parasol or bring one, and showers and toilets exist only at some of the beach bars. And it sits on the open eastern side of Sithonia, so it is noticeably more exposed when the Meltemi blows.

With small children

Three things decide it, and they rarely occur together: a shallow entry, shade, and toilets.

Where not to take a toddler

  • Tristinika — the water deepens comparatively quickly. Guidebooks contradict each other here, and there is no reliable figure for the depth.
  • Elia — the finest pine shade in the area, but a mostly rocky entry.
  • Azapiko — a rock shelf in the water and no facilities at all.
  • Kavourotrypes — spectacular, and busy for exactly that reason. In high season the nearby spaces are gone by around half past ten.
  • Sarti and Platanitsi — on the open east coast, often windy with waves.

The Build

Taking shape in Nikiti.

Blue Breeze is currently under construction within the Avaton Complex. The photographs and video below show the latest progress on site — real, unretouched, straight from the build. The maisonette is on track to welcome its first guests from Summer 2027.

The Build Story

Seven phases, from bare concrete to a home.

Every photograph below was taken on site — unretouched, in the order the building actually grew. Follow the phases to see exactly how far Blue Breeze has come.

Drag or swipe through the phases

Phase 01

Foundations & concrete frame

On the plot at the edge of Nikiti, the load-bearing skeleton of Blue Breeze takes shape: columns, slabs and the outline of the future pool emerge in fair-faced concrete — the beginning of a story told in concrete, light and Mediterranean space.

Phase 02

Masonry

Course by course the brickwork rises and gives the future rooms their first outline. Craftsmanship meets the clear lines of the architecture.

Phase 03

Floor slabs & staircases

Between the shell walls the first spatial connections appear: sculptural staircases in fair-faced concrete that will weave floors and living areas elegantly together.

Phase 04

Interior fit-out: drywall & insulation

Behind the masonry the later floor plan takes form: metal studwork, insulation and services prepare every room for its future life — quiet but decisive steps.

Phase 05

Facade & building envelope

The envelope closes. Insulation boards, brick facade and concrete surfaces merge into the calm, warm architectural language that will define Blue Breeze.

September 2026: the shell is closed and the interior is being fitted out — studwork, services and insulation, room by room. And from the upper floor the Toroneos Gulf is already there, exactly as it will be from the balcony.
